Asbestos clearance inspections

Independent verification for peace of mind

After asbestos removal, an independent clearance inspection is essential to help ensure the area is safe for re-occupancy and ongoing use. This helps protect workers, occupants and the public from residual asbestos risks and provides documented evidence of compliance.

With experienced asbestos assessors based across Queensland, ALS delivers fast, reliable service throughout the state and northern New South Wales. No matter where your project is located within our coverage area, you can expect consistent quality, comprehensive reporting and help meeting compliance with regulatory standards.

We understand that timely results are critical to your project’s progress. That’s why we focus on efficiency, delivering sample results within hours of our site visit and issuing clearance certificates without unnecessary delays once the project is complete. This helps you minimise downtime, keep your schedule on track and move forward with confidence.

Asbestos inspection

The clearance process

The clearance process post-asbestos removal is a legal requirement under Safe Work Australia’s model Work Health and Safety (WHS) Regulations and is further detailed in Safe Work Australia’s model Codes of Practice.

The process involves:

Thorough visual inspection

  • After asbestos removal, a competent person must conduct a detailed visual inspection of the work area and any enclosures. The aim is to confirm that all visible asbestos debris, dust and residue have been removed.
  • Asbestos removal for friable asbestos or ‘Class A’ asbestos must be undertaken by a licensed asbestos assessor.

Air monitoring

  • For Class A asbestos removal, clearance air monitoring is required to ensure airborne fibre concentrations are below the regulatory threshold. This provides additional assurance that the area is safe for re-occupancy.

Clearance certificate

  • Once the area passes visual inspection (and air monitoring, if required) a clearance certificate is issued by the competent person or licensed assessor. Only after this certificate is issued can the area be re-occupied.
  • Although not a regulatory requirement, reassurance air monitoring may be conducted after the enclosure is dismantled. This additional step can provide further confidence that airborne asbestos fibre levels remain safe for workers and building occupants.
