Identifying risk before it becomes a hazard 

Asbestos-containing materials (ACMs) are still present in many Australian buildings constructed before the early 2000s. Identifying and managing these materials is essential to protect health, meet legal obligations and prevent costly project delays. 

Under the Safe Work Australia model Work Health and Safety (WHS) Regulations, persons conducting a business or undertaking (PCBUs) must identify asbestos in the workplace and maintain an asbestos management plan for any building constructed before 31 December 2003.

Surveys are the foundation of this process, helping to locate ACMs, assess conditions and determine appropriate controls.

Types of asbestos surveys

Management survey

This non-intrusive survey is designed to locate and assess ACMs that may be disturbed during normal occupancy or routine maintenance, helping support the development of an asbestos register and management plan.

Refurbishment survey

Mandatory prior to refurbishment works, this intrusive survey targets areas where ACMs may be concealed in structures such as walls, floors or ceilings, ensuring identification and management before work begins.

Demolition survey

A fully intrusive survey is conducted prior to demolition, helping identify all ACMs concealed in the structure, helping ensure safe removal and prevent environmental contamination.
